Garage Doors in Richmond Hill, OntarioKeep the weatheron the outside.

A cracked bottom seal lets snow, leaves and cold air into the garage and lets warmth out of the room above. For homes in Richmond Hill we fit new bottom seals and perimeter weatherstrip sized to the door, so the garage stays drier and the furnace works less hard through the winter.

2021 census · what it means at the door

  • 15%Newer homes

About 15% of homes in Richmond Hill were built in 1980 or earlier, according to the 2021 Census.

Newer houses often have a double door over a two-car garage, which means a heavier door, a pair of torsion springs and cables that must be matched exactly. Replacing springs on these doors is done in pairs so the door lifts level and the opener is not fighting one side.

  • 57%

Single-detached houses make up about 57% of homes in Richmond Hill (2021 Census).

A mixed neighbourhood is where weatherproofing varies most. A detached garage with an old, uneven apron needs a thicker bottom seal; a newer townhouse door mostly needs a cracked section of seal replaced. We look at how each door meets its floor and fit what closes the gap.

Doors, openers and hardware

Repairs, hardware, openers and new doors: those are the four kinds of garage door work we do in Richmond Hill. Most visits are repairs and tune-ups, springs and cables are the most common replacements, opener and remote problems come next, and new doors are planned with more time and care.

Repairs

Repair & Maintenance

Off-track resets, panel replacement, hinge and roller swaps, seal renewal and full tune-ups. This is the practical, hands-on work that keeps a door safe and predictable for the household.

Garage Door Tune-UpTwice this week the door started closing, stopped a metre from the floor and reopened on its own. One of the little sensor lights near the floor blinks instead of glowing steady, and the wall button has to be held to…
  2. Person in a dark shirt standing before a closed cream sectional door, looking up at a coiled spring and red-tipped cord. — Off-Track Garage Door Reset, Richmond Hill
Off-Track Garage Door ResetYou tapped the door with the bumper while backing in, barely a nudge, and now the bottom corner has swung inward. One roller is dangling outside the rail, the section is twisted, and the door will neither rise nor…
  3. A person examines the interior panels and hinges of a closed sectional garage door. — Garage Door Panel Replacement, Richmond Hill
Garage Door Panel ReplacementThe inside face of one section has started to bow outward and the outer skin has a soft, wavy look. Tap it and it sounds hollow in places.
  4. A person kneels beside the black bottom seal of a garage door, with daylight visible beneath the edge. — Garage Door Bottom Seal Replacement, Richmond Hill
Garage Door Bottom Seal ReplacementThe gap under the door is a finger wide at one end and nothing at the other. The door itself looks straight, but the floor drops away toward the corner where the slab has settled, and drafts pour through the wedge.
  5. Person kneeling with a hand at the base of a gray paneled door that has a black strip along its bottom. — Garage Door Perimeter Weatherstrip, Richmond Hill
Garage Door Perimeter WeatherstripWith the door closed and the garage lights off, a thin bright line runs down the whole left side of the opening. You can see the neighbour's fence through it.
  6. A detached metal slide bolt with mounting holes and retaining guides rests beside screws on a workbench. — Garage Door Manual Lock Repair, Richmond Hill
Garage Door Manual Lock RepairOn the old wooden door out back, one lock bar hangs loose from a rusted guide and the other is bent at an angle, so the handle turns but the door can still be lifted a hand's width from outside.

How a visit goes

An off-track reset is the visit that puts a crooked, jammed or hanging garage door back onto its rails. Sectional doors ride on rollers inside a pair of curved steel tracks, and when a roller escapes, the door racks sideways and jams.

Drawing: a house seen from the street. The van pulls up, the garage door is opened for the work, then it closes level and the porch light comes on.

We carry common springs, cables, rollers and sensors. The door is repaired, tested and left running smoothly with everything explained.

What people ask us

(289) 210-0963

What information helps when I call to book?

Whether the door is single or double and roughly how tall; whether there is a spring on a shaft above the opening or springs along the tracks; the opener make if you can see it; how many doors need looking at; what prompted the call and when it began; and whether anything happened to the door lately. A photo of the opener label and of the spring area is a useful extra.

Do nylon rollers need lubricating?

The nylon tire itself needs none; spraying it or the track only collects dust that grinds the wheel. The hinge knuckles and stems where they turn benefit from a light coat of garage door lubricant once or twice a year, worked in by running the door. The ball bearings themselves are lubricated only where the roller's own maker calls for it, since some nylon rollers should not be greased there. Rollers with sealed bearings come greased from the factory and need only a wipe and a look.

How do I keep road salt from rusting the track?

Salt does its work in the bottom foot of each vertical track, where slush drips off the car and sits. Push slush clear of the door's inside edge rather than letting it pool, and on a mild day wipe or rinse the brackets and the lower channel. A little silicone spray on the bracket fasteners in autumn helps them shed water. Keeping the threshold free of ice also stops the door being pulled against a stuck bottom section.

What happens during the visit?

The opener is disconnected and the door clamped. The technician identifies the counterbalance type, inspects both cables, the drums, brackets, rollers, track and springs, and explains what is found. The springs are unloaded, the old cables removed, new ones fitted and set so the door is level, and the springs wound back. The door is then balanced by hand, the opener reconnected and its safety features tested while you watch.

How do you tell whether it is the opener or the door?

By separating them. With the door closed, the emergency release is pulled so the opener is out of the picture, and the door is lifted by hand. A balanced door rises without strain, hangs where you leave it around waist height and stays open at the top. If it does, the opener is at fault. If it is heavy, drifts or binds, the door is the cause and the opener was only reporting the strain. This one check prevents a great many wrong repairs.
